What are the property prices in Chamonix?

Property prices in Chamonix are high, with demand outstripping supply. The range of properties on offer varies in terms of standard (flats, chalets, detached houses). Prices for older properties range from €9,000 to €11,000/m². The supply of new homes is fairly limited, so you should expect to pay around €12,000 per m².

Many factors can affect the price. Properties located in the immediate vicinity of the town centre, with good exposure and a good view of the Aiguilles or Mont Blanc are the most sought-after.

Chamonix town centre is highly sought-after, and prices per square metre are high. Property in Chamonix is also fairly dependent on the British economy, as a large proportion of buyers are British. Living in the centre of Chamonix means you can take advantage of facilities that are open all year round. In the pedestrianised streets, shops remain open during the off-season and the majority of shops are open on Sundays.

As you move away from Chamonix, property prices will fall. The Bossons district between Les Houches and Chamonix offers easy access to the Route Blanche. The village of Servoz may offer an alternative for those looking for a quiet, authentic environment. The village of Les Houches, 8km away, is within easy reach of the centre of Chamonix. From Les Houches, you can access the ski area via the Prarion and Bellevue chairlifts. The village of Argentière is another area to consider. With the Grands Montets ski area boasting the best snow conditions, investing in Argentière will be a good option for years to come.
